Property Management Services

Prep & Marketing
The unit(s) is cleaned thoroughly and prepared for viewing. Landscaping, including lawn mowing, snow removal, etc. We work will our landlord clients to create ads and get those ads posted on the MLS, Facebook, craigslist, other web-based portals, and print ads. We field incoming calls and schedule viewings with prospective tenants. We’ll provide prospective tenants with rental applications that are legally compliant with fair housing laws, as well as completed the completed applications and all fees.
Tenant Screening and Selection
We’ll perform the background check and grade the prospective tenants according to your predefined criteria. We’ll notify all prospects who were turned down, as well as the tenant who has been chosen to move into the unit.
We’ll have your new tenant sigh the lease agreement, and we’ll confirm their move in date. Additionally, we’ll review all lease guidelines, rental payment terms and required property maintenance. We’ll ensure all agreements have been properly executed. We’ll perform a thorough and detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in. First month’s rent, last month’s rent, and the security deposit will be collected and turned over to the landlord.
From rent collection to hunting down late payments, from sending out pay or quit notices to enforcing late fees, we’ve got you covered.
We will handle the filing of paperwork to initiate pay or quit notices. Additionally, we will attend court proceedings with the owner, and work with local law enforcement regarding any issues.
Periodic inspections (inside, outside) will be performed on a regular basis, as defined by the landlord. We’re looking for any issues with safety hazards or code violations. We’re also inspecting for anything which needs to be repaired or replaced. Our periodic printed reports will be sent to the owner.
Maintenance, Repairs, Remodeling
A property management company worth its salt takes maintenance and repairs seriously. You attract and maintain the best tenants when your units are properly maintained. From snow and leaf removal to landscaping, from trash removal to the 2:00 AM call for furnace issues in the dead of winter, we have you covered with detailed and thorough maintenance inspections and repairs. We work with our clients on all estimates for major work, and we work with your tenants to let them know under what conditions they should call on us directly for service and repairs.
Sometimes a move out is nice and easy, and other times it’s not. We’re here no matter which side of the fence the tenant sits. We’ll handle the inspection along with preparing a report for you. We’ll communicate with the tenant regarding any damages. The balance of the security deposit will be returned to the tenant. Our team will thoroughly clean the unit as well as performing any needed repairs/upgrades. All locks will be re-keyed, and the property will be put back on the market.
